Your FREE Guide To Selecting The Right Listing Agent
Often homeowners simply pick “someone they like” or “go with the flow” when it comes to choosing a listing agent to sell their home.
This makes me think that homeowners are rolling their dice when it comes to the success of their home sales. After spending extensive amounts of time polling homeowners and learning why they pick the listing agent they do, I realized they don’t have any guidelines to help them understand how to do that. Homeowners don’t have the right set of questions to screen these listing agents. As such, I wrote a presentation on how to select the right listing agent. Within this free guide, you will receive not just guidance, but you will get to meet part of my team, and there is a space for you to write your questions, thoughts, and ideas regarding your plans for selling your home. If you are inclined, you can also reach out to me for further questions.
This is a video presentation. If you need to stop the current slide to read the content, simply –pause– the slide and then start into the next as you are ready.

Brief Description of Campo
Campo, California, a small unincorporated community located in San Diego County, has a population of approximately 2,900 people as of the 2020 census (U.S. Census Bureau, 2020). Rich in history and unique tourist attractions, Campo once served as a frontier town and played a significant role during World War II as the site of Camp Lockett, a cavalry base housing African-American soldiers from the 10th and 28th Cavalry Regiments, known as the “Buffalo Soldiers” (San Diego History Center, n.d.). Today, visitors can explore its historical legacy at the *Pacific Southwest Railway Museum*, which offers scenic train rides along vintage tracks and showcases artifacts from the region’s railway history (Pacific Southwest Railway Museum, n.d.). Additionally, *Lake Morena County Park*, located nearby, provides opportunities for camping, fishing, and hiking, appealing to outdoor enthusiasts. With its rural landscape, Campo also features rolling hills, open spaces, and a close-knit community atmosphere. This blend of history, nature, and rustic charm makes Campo a unique tourist destination for those seeking a quiet retreat in Southern California.

Thinking Of Purchasing A Home In San Diego, CA? You’ll Need A Strong Buyer Agent!

Considering a Home Purchase? Here’s Why You Need a Real Estate Agent

Considering a Home Purchase? Here’s Why You Need a Real Estate Agent
When buying a home, one of the most important choices you’ll make is whether to work with a real estate agent. While some buyers think they can handle the process alone, buying a home is a complex financial and legal transaction. Having a knowledgeable agent is essential for protecting yourself from financial, contractual, and legal risks.
As an experienced Coldwell Banker real estate professional with a background in investment, I’ve seen many homebuyers struggle. My advanced education, including a Doctorate of Business Administration, a Juris Doctor, and an LLM in International Taxation and Wealth Management, gives me a unique advantage. Though I act solely as a licensed realtor, my legal knowledge helps me guide clients through potential pitfalls and avoid costly mistakes.
Protect Yourself from Financial Risks
Buying a home is one of the largest financial decisions you’ll ever make. Without guidance, you could overpay or face unexpected costs. A real estate agent is your advocate, ensuring you get the best price and understand the financial obligations of homeownership. According to the National Association of Realtors (2023), buyers with agents typically pay less than those who go it alone because agents have access to market data that helps negotiate the best deal.
An experienced agent conducts a comparative market analysis (CMA) to ensure the asking price matches market conditions. Agents also explain the long-term financial implications, like taxes and insurance, helping you make sound decisions.
Navigating Contractual Risks
Real estate contracts are filled with legal terms that can be hard to understand, but missing important details can cause deals to fall through or lead to legal issues. A real estate agent reviews contracts, ensuring terms are fair and protects your interests. For example, an agent can flag clauses that put you at a disadvantage, such as waiving an inspection contingency that could leave you with hidden issues in the home (Baker, 2022).
Avoid Legal Pitfalls
The home-buying process involves many legal obligations that, if ignored, can lead to fines or lawsuits. California law, for instance, requires sellers to disclose material facts like mold or flooding (California Department of Real Estate, 2022). I ensure clients are informed of all legal aspects and that sellers meet their disclosure obligations. I also leverage Coldwell Banker’s resources to resolve legal issues, like title or zoning conflicts, to keep transactions moving smoothly.
A Dedicated Advocate in Your Corner
A buyer’s agent is legally bound to act in your best interest, unlike the seller’s agent. From negotiating prices to reviewing contracts, I work to ensure your home purchase is smooth and secure. My background in law and business gives me an edge in handling both the financial and legal challenges involved.
If you’re considering buying a home in Southern California, I’d love the opportunity to guide you through the process.
